Public inquiry: 3/24/0966/OUT - Land North of A507, West of A10 Buntingford, Herts

On 8 September 2026, the Planning Inspectorate will start its 7 day public inquiry into the appeal against the refusal of an outline planning application for development of up to 600 dwellings (C3), elderly accommodation (C3), Mixed Use Local Centre (including flexible use E, F and Sui Generis), First School, informal and formal open space, associated works and infrastructure including a new access from the A507 and pedestrian bridge over the A10, with all matters reserved except access.

The application will be determined by an Inspector on behalf of the Secretary of State for Levelling Up, Housing and Communities, namely D Hartley.

Attending the Public Inquiry

The inquiry will be held in person only at:

Hertford
SG13 8EQ

Day 1 – Tuesday 8 September 2026
Day 2 – Wednesday 9 September 2026
Day 3 – Thursday 10 September 2026
Day 4 – Friday 11 September 2026
Day 5 – Tuesday 15 September 2026
Day 6 – Wednesday 16 September 2026

Day 7 –  Online - Friday 18 September (virtual for closings and any costs applications). The LPA will send a Teams meeting invite to PINS and the appellant.

There is a gap between 16 and 18 September so that the parties can return home.
