Public inquiry: 3/24/0966/OUT - Land North of A507, West of A10 Buntingford, Herts

On 8 September 2026, the Planning Inspectorate will start its 7 day public inquiry into the appeal against the refusal of an outline planning application for development of up to 600 dwellings (C3), elderly accommodation (C3), Mixed Use Local Centre (including flexible use E, F and Sui Generis), First School, informal and formal open space, associated works and infrastructure including a new access from the A507 and pedestrian bridge over the A10, with all matters reserved except access.

The application will be determined by an Inspector on behalf of the Secretary of State for Levelling Up, Housing and Communities, namely D Hartley.

The planning reference for the appeal is 3/24/0966/OUT. The Planning Inspectorate's reference is 6008238.

Day 7 –  Online - Friday 18 September (virtual for closings and any costs applications). The LPA will send a Teams meeting invite to PINS and the appellant. This event will not be public.

There is a gap between 16 and 18 September so that the parties can return home.
