Planning Dictionary

Introduction

Some of the terms used by our planning professionals during discussion, and in the reports, may be unfamiliar. Here is a selection of the main ones, with some explanation. If you think there is a term that we have left off, please let us know.

  • Registered Social Landlord (RSL)

    a housing association or a not for profit company registered by the Housing Corporation to provide social housing.

  • Regularisation Certificate

    This is required for a retrospective approval under the Building Regulations of unauthorised work that has been carried out on or after 11th November 1985.

  • Repairs Notice

    the Council has power under the Planning (Listed Building & Conservation Areas) Act 1990 to serve a notice on the owner of a dilapidated listed building setting out the repairs necessary to properly preserve it.

  • Retail use

    any use falling within the definition of a shop in Class A1 of the Town & Country Planning (Use Classes) Order 1987

  • Road capacity

    the maximum rate that traffic can pass along a road within a particular set of conditions

  • Road hierarchy

    categorisation of roads by function and intended traffic management treatment. Roads in East Herts fall into one of the following categories:

  • Route strategy

    a set of traffic management and environmental proposals to improve the functionality of a route, taking into account the needs of all stakeholders, including residents and businesses along the route and all categories of road user
